Recurring Roof Damage from Pool Heating Coils
Schedule a Free Roof Coating Estimate Today!
Project Overview
What began as routine roof maintenance became a long-term example of how rooftop pool-heating equipment can complicate the care and performance of a coated roofing system. MBM Roofing & Coating had maintained this residential roof on a six-month maintenance schedule, giving technicians regular opportunities to monitor its condition and identify developing concerns associated with the extensive pool-heating coil system installed across portions of the roof.
Over several years, the interaction between the rooftop equipment, associated plumbing, and the roofing system created recurring maintenance challenges that required more than one intervention. Through ongoing inspections, roof repairs, and recoating, MBM worked with the homeowner to manage these conditions until a long-term decision was ultimately made to eliminate the source of the recurring problem and restore the roof as a fully accessible, unobstructed surface.

Roof Repair and Recoating After Pool Heating Coil Damage
Coils Removed, Roof Serviced & System Reinstalled
Approximately four years ago, MBM Roofing & Coating completed a coating project on the home’s existing desert-tan roof. The pool-heating coils had to be removed to provide access to the roof surface beneath them.
After the necessary roof work and coating were completed, the coils were returned to the roof and the pool-heating system remained in service.
MBM Continues Monitoring the Roof
MBM continued inspecting and maintaining the roof approximately every six months. During these visits, technicians monitored the condition of the roof and notified the homeowner when concerns such as leaking pool-heater pipes were observed.
This ongoing maintenance allowed developing conditions to be identified and communicated before the homeowner experienced reported interior roof leaks.
Recurring Conditions Require Additional Roof Work
Over time, movement from the pool-heating coils continued to affect the roof surface. Slight vibration and repeated contact caused portions of the system to cut into the roof, while cracking and splitting developed in areas concealed beneath the equipment.
The roof required another intervention, again requiring the extensive coil system to be removed before technicians could fully access and address the underlying roof surface.
The Pool-Heating System Is Permanently Removed
Rather than continuing the cycle of removing the coils for comprehensive roof work and reinstalling them afterward, the homeowner elected to remove the pool-heating system permanently.
The associated pipes were cut and capped, and the coils were taken off the roof without being returned after the roofing work was completed. This eliminated the recurring need to remove and reinstall the system during future roof maintenance and recoating.
Damage Repaired & Roof Recoated
With the coils permanently removed, MBM Roofing & Coating had unobstructed access to the roof. Previously concealed and inaccessible areas could be evaluated and repaired before the surface was prepared for recoating.
The project was completed with a new white protective roof coating, leaving the roof fully accessible for future inspections and maintenance without the pool-heating system covering the surface.
Understanding How Pool Heating Coils Can Damage a Roof
Vibration & Repeated Contact
Slight vibration caused the coils to wear against the coated roof surface, leaving cuts and cracking beneath the system.
Leaking Pool-Heater Plumbing
When leaks developed in the rooftop plumbing, water could continue running across the roof until the issue was identified.
Hidden Damage & Limited Access
The coils covered large areas of the roof, making underlying damage harder to inspect, access, and properly repair.
Debris Accumulation & Prolonged Moisture
Leaves and debris collected beneath the coils, trapping moisture and making routine roof maintenance more difficult.

Manuel and his team are very professional – great communicators – and economical. A tough combination to find! Two years ago, they repaired a leak in my flat roof, applied a waterproof membrane, and now clean it regularly to avoid soggy leaves from building up and causing future leaks. I am always happy with the quality of his company’s work.

Had gotten three estimates, one wanted to replace all the wood decking, one didn’t want to replace any of it, MBM replaced the wood decking that was rotted not all of it or none of it so it worked out well. Also have them clean roof twice a year so I haven’t had to go on my roof for three years

Understanding Roof Coating
Why Roof Coating Is the Smart Choice for Tucson Property Owners
What is Roof Coating?
Roof coating is a thick, protective layer applied over your existing roof to extend its life, seal small cracks, and protect against sun, wind, and temperature changes. At MBM Roofing & Coating, we specialize in coated roofs and shingle-to-coated roof conversions. Depending on your roof’s condition, we either recoat it using a standard coating or apply one of our specialized roof coating systems.
Before coating, we always thoroughly clean your roof and address damage, such as cracks, soft spots, damaged materials, or ponding water to ensuring a durable, flexible, and long-lasting roof.
Benefits of Roof Coating
Roof coating is a cost-effective way to protect and extend the life of your roof without the high expense of a full replacement. It requires a lower initial investment, with simple upkeep every 4–6 years to maintain its performance.

A Fraction of the Cost Compared to Shingles or Tile Roofs
-
Coated Roofs Stay Cooler and Reduce Energy Costs
-
Our Last Bond Roofing System Adds a Durable, Water-Resistant Layer for Areas with Puddling or Minor Leaks.

Our Services
Our Roof Coating Systems
At MBM Roofing & Coating, we know that every roof is different, which is why we offer multiple coating systems tailored to your building’s needs. Whether your roof needs a simple protective coating, added reinforcement, or a solution for standing water, we have a system designed to extend its life and improve performance.
Last Bond
Roofing System
Designed for roofs with cracks, soft spots, or ponding water, the Last Bond Roofing System repairs damaged sections and provides a durable, long-lasting waterproof barrier. The system includes a self-adhesive rubber membrane reinforced with fiberglass, with all edges sealed, and is finished with two coats of Tucson Rubberized to ensure maximum protection and durability.
Membrane
Fiberglass System
Ideal for converting shingle roofs to coated systems or repairing cracked roofs, this system provides durable protection and improved energy efficiency. For shingle conversions, it costs 40–60% less than a full shingle replacement. The process includes applying a reinforced membrane and finishing with two coats of long-lasting coating.
Standard
Roof Coating
Our standard coating provides durable protection for relatively undamaged roofs without issues that need to be addressed. Like all our systems, we apply two coats to reach the 32-mil thickness needed for flexibility, letting the roof withstand Arizona’s 40-degree temperature swings without cracking. We never simply recoat a roof that needs other corrective measures.

We assess your roof and provide a clear estimate before starting. If unforeseen issues come up, like a soft spot, we always get your approval before moving forward, so there are no surprises.
We proudly use Tucson Rubberized, which we’ve tested against other products and found to be the most reliable in the Tucson desert. We also apply coatings at the correct thickness to withstand 40-degree temperature swings, preventing premature cracking.
Our roof coating systems come with warranties ranging from 3 to 6 years, far exceeding the typical 2-year warranty on most new roofs. If you experience peeling, cracking, or leaks during that time, we’ll repair it at no cost. With proper recoats every 4–6 years, these systems can last up to 20 years.
We offer a maintenance program every 3–6 months to clear drains and remove debris, preventing water from sitting and breaking down the coating. While roof coatings need more upkeep than tile, they save thousands, on average about $3,000 every 6 years versus $30,000 for tile replacement.

FAQ
Frequently Asked Questions About Roof Coating in Tucson, Arizona
When it comes to protecting your roof, it’s normal to have questions about the process, benefits, and long-term results. To help you feel confident in your decision, we’ve gathered answers to the most common questions homeowners and business owners ask about roof coatings and roof care. If you don’t see your question listed here, our team is always just a call away to provide the information you need for an informed decision.
Our three coating systems each serve a specific purpose depending on the condition of your roof. The Standard Coating is the most cost-effective option for roofs that are still in good shape and simply need protection. When a roof already shows signs of cracking, we recommend the Membrane Fiberglass System, which reinforces the surface with a fiberglass layer before coating to stop cracks from spreading and provide extra strength. For roofs that not only have cracks but also hold standing water, the Last Bond Roofing System is the best choice because it acts as a true waterproofing layer. This system can be applied across the entire roof or just in puddle-prone areas, preventing water from penetrating and extending the life of the roof far beyond what a standard coating alone can achieve.
Yes, all of our roof coating systems come with comprehensive warranties. The Last Bond Roofing System has a 6-year warranty, the Membrane Fiberglass System has a 5-year warranty, and our Standard Recoat has a 3-year warranty. Unlike most companies, which typically only cover cracking, our warranties cover pilling, cracking, and leaks, and we will repair any issues at no cost, ensuring your roof stays fully protected and performing as it should.
We provide a free estimate that includes a thorough roof inspection. During this inspection, our team assesses your roof’s condition and determines whether it’s eligible for one of our coating systems. Based on your roof, budget, and goals, we’ll recommend the most suitable option, whether that’s a Standard Coating, Membrane Fiberglass System, or Last Bond Roofing System, so you can make an informed decision with confidence.
With proper installation and maintenance, our roof coatings can last up to 20 years. To maintain their durability, a recoat is recommended every 6 years for the Last Bond Roofing System and every 4 years for the Standard Coating. Temperature fluctuations of up to 40 degrees cause expansion and contraction, which can lead to cracking over time, this is why recoating is essential. Unlike most new roofs, which typically only come with a 2-year warranty and use tar and paper, our system features a durable rubber mat that provides long-lasting protection and superior performance.
The timeline depends on the size and type of the roof. For residential roofs, a standard coating can usually be completed in about 2 days. Membrane Fiberglass and Last Bond Roofing Systems typically take around 3 days because they require additional layers and steps. Commercial roofs will take longer due to their larger size and complexity, and exact timing is determined during a free roof assessment.
Our roof maintenance plans include professional inspections, debris removal, checking for leaks or damage, and minor repairs as needed. A team member will visit your property every 3–4 months to ensure your roof stays in excellent condition. We offer plans for both residential and commercial roofs, so every customer receives the level of care their property deserves.
Scheduling a free roof inspection with MBM Roofing & Coating is easy. Simply give us a call or fill out our online contact form, and one of our friendly team members will arrange a convenient time to visit your property. During the inspection, we’ll assess your roof’s condition, discuss any concerns, and provide a detailed, no-obligation estimate so you can make an informed decision.
